返済期間の延長は、貸し出し条件の緩和にほかならず、大半の金融機関は「住宅ローンで認めるのはかなり難しい」と話す。ただ、一部の金融機関では、一般に借入期間の上限とされる三十五年の範囲内で延長を認めるケースもあり得るようだ。
仮に延長を認められてもリスクは大きい。住宅金融支援機構は不況で収入が激減した場合に限り最長十五年の期間延長を認めるが「延滞など深刻な状況に陥った時に利用する制度で、手放しではすすめない」と言う。ローンの総返済額が大幅に膨らみ、老後も返済に追われかねないからだ。
実際に金融機関との交渉に臨むには、相応の準備が必要だ。金融機関によっては「条件変更のような個別の要請に対応する手間はかけたくない」と最初から交渉に乗り気でないところもあるからだ。借り手は条件変更の交渉を安易に考えず、収入の見通しや支出の見直しなど合理的な返済計画を説明し、完済の意欲を示すのが最低条件だろう。
金融機関に相談するタイミングは、交渉期間やその後の手続きなどを考慮して「例えば七月二十五日支払いの返済条件を変更するのであれば、六月上旬には申し出てほしい」（大手行）という。
先送り策との感
条件変更以外の方法としては、住宅ローンの借り換えがある。ＦＰの和泉昭子氏は「例えば高めの長期固定金利で借りている人が変動型など金利の最も安いローンに借り換えて、同時に返済期間を延長することで当座の返済額を圧縮することは可能」と話す。
ただ、和泉氏は「この方法は邪道」とくぎを刺す。変動型などに借り換えると、現在は低利でも将来の金利上昇リスクを抱えるうえに、総返済額が膨らむ可能性があるからだ。「あくまでも目先の危機をしのぐための方法で、収入環境が落ち着いた時に再度見直すべきだ」と強調する。
金融機関に相談しないまま延滞したり、消費者金融などから借り入れて返済したりするのは避けるべきだ。
以上見てきたように条件変更や借り換えは、当面の危機を乗り切るための先送りの策との感は否めない。まずは「ボーナスを当てにしない計画を立てる」ことが大切なようだ。
