＜仲介手数料って必要？＞
土地からのお客様の場合、家づくりの第１ｽﾃｯﾌﾟは土地購入です。
原則不動産業者の仲介になります。
不動産という大きな買い物で、失敗しないためには
不動産業者の専門性、中立性は重要で存在意義は大きく、
その専門性・そして売買の販売活動に
仲介手数料を支払うことになります。
この専門性は、建築業者であればある程度わかることで
当社のように宅建業を持ってる建築業者であれば
建築する上での視点もあり、より専門性は高いかも。
ただ実務上、専門性はそんなには難しくはなく、売買の販売活動で
手数料をいただいてるという感覚です。
この販売活動をどう考えるかなんですが、広告費がかさむ様であれば
しんどいですが、労力は建築に比べれば大したことではありません。
家を建築させていただけば、必要ないと考えてます。
